How much does an ADU typically cost to build?

Every site has unique variables (utility runs, grading, etc.), but we aim for a transparent hard cost of approximately $300/SF. This ensures a high-quality build that matches the longevity and aesthetic of your primary home.

Will an ADU increase my property value?

Absolutely. In the current Massachusetts market, adding a legal secondary dwelling is one of the highest-yield “value-add” moves you can make. It increases total square footage and provides a “passive income” asset that appraisers and future buyers highly value.

The Law: Massachusetts "By-Right" Rules:

Does the new Massachusetts law make it easier to build?

Yes! As of 2025, the Affordable Homes Act legalized ADUs “by-right” statewide in single-family districts. This means you no longer need a Special Permit just for the use of an ADU. However, you still must follow town-specific dimensional rules (setbacks, height, etc.).

What is the maximum size allowed?

Per state law, the maximum size is 900 square feet or half the size of your main home, whichever is smaller. Some towns have specific minimums (like 250 SF), but 900 SF is the gold standard for a spacious 1- or 2-bedroom unit.

Do I need to provide extra parking?

If you are within 0.5 miles of a transit station (Commuter Rail or T), the town cannot require any additional parking. Outside of that radius, they can only require a maximum of one off-street space.

Technical & Utilities:

How do utilities like electricity and water work?

We typically recommend sub-metering. This allows the ADU to run off your existing service while accurately tracking usage for billing or tax purposes. It’s significantly faster and cheaper than a new street-side utility hookup.

Does my property need a separate septic system?

Not necessarily. If your current Title 5 system has the rated capacity for the extra bedroom(s), we can often tie in. If an upgrade is required, our engineering team manages the entire permitting and installation process.

Can I build a detached ADU if my lot is non-conforming?

Yes. Under the new state regulations, “by-right” status applies even to non-conforming lots, provided the ADU itself meets the necessary building codes and doesn’t worsen the non-conformity beyond reasonable limits.

Financing & Income:

Can I use the ADU as a rental property?

Yes, and this is a major ROI driver. Note that while long-term rentals are encouraged, many towns (like Wellesley and Needham) have implemented 30-day minimums to prevent short-term “Airbnb-style” rentals.

Are there specific loans for ADUs?

2026 has brought great options. MassHousing offers second mortgages up to $250k for detached units, and Fannie Mae now allows you to count 75% of the future ADU rental income to help you qualify for the construction loan.
